The majority of foreign buyers of Spanish real estate end up using a Spanish property service as they can provide a valuable service if they are ethical, competent and professional but the problem is that many Spanish property services fail to meet these conditions, and dealing with an unethical or incompetent Spanish property service can expose buyers to considerable risks.

There are many incompetent and unscrupulous Spanish property services and some of the biggest risks that buyers run can be traced back to the competence and attitude of these services but fortunately for buyers there are many professional, competent and ethical services in the market. Only a good Spanish property service can provide a valuable service to international buyers and without them it’s very difficult to find the right property that can suit all your needs. Despite the fact that the internet is starting to challenge the old order and create new models that put buyers and sellers in touch Spanish property services are still the dominant for foreign buyers as they have knowledge and experience in the local property market.

Talking about incentives of property services one can say that they earn a commission from the vendor only when they intermediate in a successful transaction and in a resale transaction the real estate agent will usually be paid the commission after the deeds have been signed before Notary, which is when the buyer pays the vendor in full. But in some cases the Spanish property service becomes entitled to the commission once a deposit contract which called “contrato de arras” has been signed and the deposit which is usually 10% paid by the buyer.

After finding a right property service and agent always stay in control and work with several services and make it clear to all of them that you are doing so. This fact will demonstrate that you are not a 'captive' client and helps to keep them on their toes and also it will give you wider access to information from different sources, which leaves you better informed and harder to hoodwink. At the start give the agent written brief of your requirements and make it clear that you do not wish to be put under any pressure to buy. It is in your interests to establish a good working relationship with one or more property services in Spain and good services devote a lot of time and effort to their clients and should be treated with courtesy and respect.
